Proposed Renovation and New Construction

The existing property consists of an historic three story brick building located in the greater 14th Street Historic District of Washington, D.C.

The building owner commissioned Architects Group Practice to investigate the highest and best development use for the property. Zoning research and pro-forma analysis suggested a mixed residential and commercial use. A four story, six unit apartment structure at the rear of the property with commercial space on the first floor of the existing building was studied.

Design packages for Historic Preservation Review and a separate zoning variance were prepared and presented by the firm on behalf of the owner. The firm represented the owner at all public presentations and Board hearings. Approvals were unanimous, with zoning appeals and Historic Preservation Boards commending the firm for the creative use of a courtyard separating commercial and residential uses.
